DE-CLUTTER BEFORE YOUR MOVE!

*** Moving Is The Perfect Time to go through your belongings and sort out the items you no longer need. After all, why haul unused items to your next place only to have them take up valuable space? Here Are Ttps to help you De-Clutter your belongings before the big day. ** Expired items: Go through everything that can possibly expire — spices, condiments, medications, beauty products — and toss anything past its use-by date. ** Well-loved clothing: If it has a tear, a pull, a hole, a stain, or is just faded and old – get rid of it! ** One-time-only clothes: This includes bridesmaid dresses and even old Halloween costumes. ** Repeat offenders: Do you have 20 black tank tops? Six wine openers? You might not realize it until you line them all up, but this is the time to take stock of duplicates and narrow your supply. ** Trivial keepsakes: Many people have sentimental feelings toward greeting cards and wedding invitations. **** LOOKING AT A HOME LIKE A HOME INSPECTOR ****

~~~~ Although you should hire a qualified professional home inspector when buying a home, ... it's useful to learn the basics of home inspection yourself. Being able to see a house though an inspector's eyes allows you to get a general assessment of a home in a short amount of time, helps you know how to prepare for an inspection, and provides guidelines for giving your home an occasional checkup. Although this list isn't a substitute for a professional home inspection, here are some things to look for when assessing a house. *** Assess the outside: *** Look at the house as a whole and make sure it's not leaning and the roof is unbowed. Walk around the house, checking for large cracks in the foundation (small cracks are ok.) Look at the roof for broken, missing, or curling shingles. Check the gutters and downspouts to make sure they aren't clogged, broken or detached. Make sure the chimney looks straight and doesn't have cracks or loose bricks or mortar. Look to see if the exterior surface of the house is in good condition, checking for peeling paint, missing siding, exposed wood, or cracked stucco. Check for an acceptable clearance between the ground and siding material—there should be at least six inches. The yard should be sloped away from the house allowing for proper drainage. Look for standing water or evidence of flooding. Check for termite tunnels and other evidence of infestation. *** Check the Hardscape: *** Look at driveways, sidewalks, and steps to make sure they are properly sealed and don't present tripping hazards. Check that hand railings are securely attached. Look at decks and porches to make sure they're structurally sound and in good condition. Check wood fences and decks for rot or termite damage and make sure gates open and lock properly. Check the outdoor lights and outlets to make sure they're working. Make sure the automatic garage door functions properly and that it will stop for an obstacle. *** Start at the top of the House: *** Go into the attic, if there is one, and make sure that there is enough insulation and that it's in good shape. Look for proper venting and no water damage. Check ceilings and walls throughout the house for water marks, soft spots, or other signs of leaking. Don't forget to check around skylights for evidence of leaks. *** Check windows, doors and floors: *** Inspect windows and doors looking for gaps, improper sealing, and dry rot. Check to see that they sit square in their frames (misaligned frames can indicate a shifting foundation.) Open and close doors and windows to make sure they fit properly and don't stick. Check that locks and latches work, sliding doors slide smoothly, and that windows aren't painted shut. Look for broken windows or missing or damaged screens. Check to see that floors appear level and are in good condition without missing tiles, bowed wood or torn carpeting. *** Assess the bathrooms: *** Turn on the water and let it run for a few minutes to make sure the drains are working properly in sinks, showers and tubs. Flush toilets to see if the water pressure changes or there are unusual noises. Make sure toilet and sinks are securely fastened. Open the cabinetry under sinks, checking for water damage and making sure doors work properly. Check the condition of the grout and caulking. Turn on the fan, making sure it works and vents outside. An advantage to tapping into your home equity loan is the interest is often tax-deductible. But before you decide to borrow from your home equity, make sure it makes sense to put your home at risk. Here a three uses for cashing out your home equity that will help you in the future: Home Improvements Homeowners can improve the value of their home with updating the style of the home, adding square footage, and bringing the house up to code. Updated kitchens and bathrooms will add the most value to the house. Paying for an Education Using a home equity loan to further your education or your children’s education is an efficient way to pay for college. A higher education will also make you more valuable in the workplace. Consolidating Debt The most common use for a home equity loan is consolidating multiple balances into a single home loan. Since the loan is secure on your home, the interest on the loan will be lower than interest on a credit card. This can also be very risky and will require discipline. ~ 2015 California Housing Market Forecast ~

Enjoy! ~~~~~ With more available homes on the market for sale, California’s housing market will see fewer investors and a return to traditional home buyers as home sales rise modestly and prices flatten out in 2015, according to the CALIFORNIA ASSOCIATION OF REALTORS®’ (C.A.R.) “2015 California Housing Market Forecast.” The C.A.R. forecast sees an increase in existing home sales of 5.8 percent next year to reach 402,500 units, up from the projected 2014 sales figure of 380,500 homes sold. Sales in 2014 will be down 8.2 percent from the 414,300 existing, single-family homes sold in 2013. “Stringent underwriting guidelines and double-digit home price increases over the past two years have significantly impacted housing affordability in California, forcing some buyers to delay their home purchase,” said C.A.R. President Kevin Brown. “However, next year, home price gains will slow, allowing would-be buyers who have been saving for a down payment to be in a better financial position to make a home purchase.” “Moreover, prospective buyers should know that it's a misperception that a 20 percent down payment is always required to buy a home. There are numerous programs available that allow consumers to buy a home with less down payment, including FHA loans, which lets buyers put down as little as 3.5 percent,” continued Brown. C.A.R.’s forecast projects growth in the U.S. Gross Domestic Product of 3 percent in 2015, after a projected gain of 2.2 percent in 2014. With non-farm job growth of 2.2 percent in California, the state’s unemployment rate should decrease to 5.8 percent in 2015 from 6.2 percent in 2014 and 7.4 percent in 2013. The average for 30-year fixed mortgage interest rates will rise only slightly to 4.5 percent but will still remain at historically low levels. The California median home price is forecast to increase 5.2 percent to $478,700 in 2015, following a projected 11.8 percent increase in 2014 to $455,000. This is the slowest rate of price appreciation in four years. “With the U.S. economy expected to grow more robustly than it has in the past five years and housing inventory continuing to improve, California housing sales and prices will see a modest upward trend in 2015,” said C.A.R. Vice President and Chief Economist Leslie Appleton-Young. “While the Fed will likely end its quantitative easing program by the end of this year, it has had minimal impact on interest rates, which should only inch up slightly and remain low throughout 2015. This should help moderate the decline in housing affordability we saw occur over the past two years.” “Additionally, the state will continue to see a bifurcated market, with the San Francisco Bay Area outperforming other regions, thanks to a more vigorous job market and tighter housing supply.”
